Bookings & Payments
A 50% non – refundable deposit is paid at the time of booking. The remaining balance will be required 6 weeks prior to the start of your stay (unless a late booking or by special arrangement). If the remaining 50% is not paid within 6 weeks of the check in date, your booking will automatically be cancelled. If a booking is made within 6 weeks of the check in date 100% of the payment will be taken upfront.
Cancellations & Refunds
All cancellations must be notified via email. If you cancel your booking less than 4 weeks before it is due to start then the 50% deposit will be forfeited. If you cancel less than 2 weeks prior to the holiday then the full amount will be non refundable (extenuating cancellation circumstances can be discussed).
Damages safe deposit – £200.00
The damages deposit is a sum of money which is held during the length of your stay to cover the cost of any damages or loss. It will only be taken, within 2 week of your check out date, if damage or loss has occurred.

General rules
The letting of the property is strictly for a maximum of four persons.
Pets
We are dog friendly, your pet can be added during the booking process. Maximum of two dogs per stay, at a charge of £10.00 per dog per night. We will provide dog bowls and a dog towel for the duration of your stay.
Smoking
The property has a no indoor smoking/vaping policy.
